Mermaid Living brings 18 exclusive flats to an 1890 Art Nouveau building in the heart of Prague's Vršovice district. Mermaid Living is an exclusive collection of 18 luxury flats in the heart of Prague, blending timeless materials with considered design — a rare balance of comfort, sophistication, and quiet confidence for those who value privacy and lasting quality.
The apartment building on Kodaňská Street was built around 1890. It is a three-wing brick structure with one underground floor, five above-ground floors, and an attic space where three new residential units have been built.
The project will be ready for occupancy in the fall of 2025. Currently, the project is in an advanced stage of renovation, which has involved modifying the existing floor plans and converting the attic space into apartments.
The roof renovation, window replacement, and construction of new balconies and terraces on the courtyard facade have been completed. A new elevator has been installed in the building, along with new electrical and heating systems, and the renovation of windows and doors has been completed. The building’s facade has been repaired on both sides.
The interiors of the apartments are inspired by Copenhagen (Danish) design, which falls under the Scandi style—that is, Scandinavian minimalism.
The units have been renovated to a high standard; we used light, warm tones and added accents of gray-green (the colors of the stormy North Sea and Baltic Sea) to the woodwork. Natural materials are used for the floors—oak parquet laid in a herringbone pattern, combined with large-format tiles that mimic concrete. The same laying pattern is also used for the white tiles in the apartments’ bathrooms. White is simply a must in Scandinavian style and First Republic architecture.
Our marketing was inspired by the works of fairy-tale writer Hans Christian Andersen. That’s why you’ll encounter “The Little Mermaid” on the project’s website and in the building’s common areas, and why the apartments are named after other fairy tales by the author (“The Snow Queen,” “The Red Shoes,” “A Leaf from Heaven”).
